I'm rushing. It's Friday. Just found out I'm photographing a home. In 15 minutes. It's 15 minutes away. I'm on my way. I'm in my head, rearranging the day's schedule. It's going to be hectic. I'm close now. I've arrived. I look up. Serenity.

I'm standing on the corner of a large green lawn. A tall great tree extends its leafy bows in shady protection of its yard. A gentle breeze blows in from the South East and rustles the leaves of this tree guardian. Carefully manicured bushes, shrubs, and flowers surround inviting outdoor seating areas. I want to sit down, start a fire, put my feet up, and sip a cup of coffee. But I can't. I have to photograph the home in this yard. But it's going to be a pleasure.

That was my experience photographing 4003 Elmwood Ave. This 2 bedroom, 2 bathroom home has all the charm you would expect from a house in St Matthews. This updated ranch style home draws in lots of natural light complementing the hardwood floors.

The front great room has a wood burning fire place and, although welcoming, allows access to all other areas of the house. One could go through the large double doors to the side yard sitting area. Or down the hall to the bedrooms. Or into the formal dining area.

The formal dining area sits side by side the kitchen, seperated only by a bar style kitchen counter. The kitchen has stainless steal appliances, tall cabinets with ample storage. This whole area also opens out to the same side yard sitting area.

There are two bedrooms. The second bedroom also has lots of natural light and is served well by a full bathroom one door over. The master suite has a full ensuite bathroom, a large walk-in closet, and opens onto another side yard sitting area through large double doors.

The finished basement could serve as another great room, bedroom, or large office. There is also a seperate section of the basement that provides lots of storage. This home has a large flat yard, front porch, and perfectly manicured landscaping.

Tacos in St Matthews

As you have probably guessed from our name, family is pretty important here at Family Realty. So as the end of the Summer drew near and the new school year was drawing upon us, many of us in the office made a point to do a few extra things with our families.

Our family decided to do a few fun events around Louisville. We went to a splash park, checked out the Louisville Slugger Museum, and naturally we ate out a couple times. On the Saturday we were dying for some Tacos.

Driving around St Matthews a new bright red and white building caught our eye. It was a new El Taco Lunchador restaurant. The only problem was they were so new, they weren't open yet. But this all changed this last Thursday as El Taco Lunchador opened a second location, now in St Matthews. 

As expected they did an amazing job. The line was literally out the door this weekend. People were quick to jump on Yelp and other foodie rating sites to tout the deliciousness they were served by the El Taco Lunchador crew. This makes St Matthews prime real estate Louisville for great Tacos.

So you’re thinking it’s time move out of that cramped Highlands apartment and into a cottage in St. Matthews with a backyard? Home financing can be a confusing, occasionally overwhelming process.

One of the first steps in buying a home is figuring out what you can afford. Most people, especially first-time buyers, are not paying cash for home and will need a mortgage. According to Zillow, “One-third of Homebuyers Surveyed Are Ill-prepared to Get a Mortgage,” answering mortgage questions wrong 32.5 percent of the time. So, before you jump in, here are a couple things things to know ahead of time:

Credit Rating

Under the Fair and Accurate Credit Transaction Act (FACTA), you’re entitled one free credit report a year. The site, setup by the three major credit bureaus, is the only official place to obtain the free credit report you’re guaranteed by law. Sites advertising free reports often require you to buy other services or sign-up for a subscription you’ll have to cancel later.

With your report you can review your credit history, accounts and examine for any irregularities. Check for items you’re not aware of such as: open accounts, tax liens and accounts sent to collections.

Bare in mind your free credit report does not include a credit score (FICO score). If everything looks ok on your report, it’s time to obtain your credit score. Credit scores are based off the reports from the three bureaus. Credit Karma is a free and trusted site that will estimate your credit scores from Equifax and TransUnion.

Determine what you can afford

When budgeting, first-time home buyers commonly consider only their mortgage payment (principal plus interest) and do not account for property tax and insurance. PITI (pronounced “pity”) is an acronym used to describe the components of your monthly mortgage payment.

Principal is the total amount of money borrowed from the lender. Generally, a portion of the principal is paid with each payment, reducing the balance and increasing your equity. As the balance of decreases, a larger portion of the payment is applied towards the principal. This is explained further in the next paragraph.

Interest is money charged by the lender for loaning you the money. The amount is a percentage of principal owed. Over time, the interest payment will decrease since it’s a percentage of a declining principal balance.

Taxes are often paid to the lender directly, assuring payment. Depending where you live and the value accessed to your home, property taxes can be a considerable expense.

Insurance may also be collected by your lender, but of course must be paid regardless. Be sure to account for any supplemental coverage the property requires, such as flood insurance. Depending on how you finance your home, private mortgage insurance may be required as well.

Credit and PITI are of course not the only thing you need to learn about the buying process. They are however, critical to understand. We will cover other aspects of the buying process in future articles.
